Bookings
All bookings via our online system should be treated as provisional until you receive confirmation from us via email. To secure your booking a non-refundable deposit of 50% (or non-refundable full payment) of the cost of your stay is required. Bookings must be paid in full 4 months before your stay. All payments are non-refundable. If the booking check in date is less than 4 months from the date of your stay, the full price of the stay is required.

Payment is to be made by bank transfer. Confirmation of the booking will be sent after the deposit (or full payment), has been received. If the balance is not paid by the due date Longlands reserves the right to re-let the accommodation and retain the deposit. Longlands only accepts bookings from persons over 25 years of age. Longlands reserves the right, at all times, without statement of reasons, to refuse or cancel a booking.

The prices featured on the website are not binding; Longlands reserves the right to modify these prices. At the time of booking you will be informed of the prices applicable. The price stated on the confirmation invoice is binding.

Security deposit
A cautionary damage deposit payment in cleared funds is required one week prior to the start of the rental. The cautionary damage deposit applies to the Farmhouse only and is £1,000.

Access to the Farmhouse will be denied if full payment of the cautionary damage deposit has not been made one week prior to your stay, the booking will be treated as a cancellation and no refund will be due or issued.

The cautionary damage deposit will be refunded in full within 14 days of your departure from the Farmhouse if the accommodation is left in a satisfactory condition and there have been no complaints for things such as a noise disturbance.

The guest hereby gives authorisation for deductions from the cautionary damage deposit an amount that Longlands consider appropriate in the event that the guest or anyone in their group staying at the Farmhouse causes neglect or damage to the accommodation, damage or loss of contents, in breach of any of these booking conditions, leaves the accommodation in an unreasonable state, incurs a need for extra cleaning or leaves the accommodation without settling invoices for additional services or supplies received during their stay.

In the event the losses or damage caused by the guest or anyone in their group exceeds the cautionary damage deposit, we will notify the guest of any additional amount owing and we reserve the right to pursue recovery of any additional cost over and above the cautionary damage deposit.

Arrival
Please advise us of your intended arrival time and update us en-route. Check in time is between 4pm – 7pm. Please plan your journey to arrive no later than 7pm as we need time to show you how everything in your accommodation works.

When you arrive you can drive down to your lodge to unpack, but we then ask that you park your car in our designated car park area.

Departure
Guests are requested to vacate their accommodation by 10am.

Cancellation
In the event that we need to cancel your holiday we shall inform you as soon as possible and refund all monies paid to us, by you, within 14 days of notifying you.

Visitors
In order that we can uphold guest security and safety, day visitors are not permitted in the resort. Only the Guests booked onto your reservation are permitted into the resort.

Dogs
We are happy to welcome 2 dogs per accommodation. Dogs must be kept under control and on leads at all times around the resort. We have cats and ducks that roam the land, and there is an abundance of wildlife such as Deer. Dogs must not be left unsupervised in the accommodation. We charge a £50 supplement per dog. Please clean up after your dog.

Noise
We ask that guests keep noise to a minimum after 10.00pm and before 8am, in consideration of others. For those staying in a canvas lodge, we do not permit music to be played. Please use headphones if you wish to listen to music or any other device.

For guests staying inside the Farmhouse, quiet music is permitted to be played inside the Farmhouse, however all windows and doors must be closed when quiet time comes into operation at 10pm, to prevent noise pollution into the resort and causing a noise disturbance to guests staying in the canvas lodges.

Smoking
Smoking is not permitted at anytime within the accommodation or on the decks. Please do not leave any lit candles, lanterns or fires unattended.

Responsibility
By booking and coming to Longlands you agree to be responsible for your children and any children in your care, and your own welfare and to take all reasonable precautions against personal injury, injury to others and damage to facilities and lodges. Children must be supervised at all times near the boating lake and alongside the stream and hot tub.

Use of the facilities at Longlands, such as the boating lake and nature trails, is the responsibility of the Guest and is done so at their own risk. When using the boats, life jackets must we worn, and children must be accompanied by an adult at all times.

Longlands accepts no liability for theft, loss or damage to your property that may arise from your stay at Longlands.
