Longlands can accommodate up to 50 guests across 21 bedrooms and 34 beds. Lakeview Farmhouse sleeps up to 20 guests, while our five Safari Lodge Treehouses sleep a further 30 guests. This flexible layout makes Longlands ideal for large family gatherings, milestone celebrations, creative offsites, company retreats, wellness retreats and micro-wedding receptions, with plenty of space for everyone to come together while still having their own private place to retreat to.

Yes. Longlands welcomes well-organised hen, stag and sten groups looking for a relaxed private-estate stay rather than a high-energy party venue. Groups can enjoy private dining, activities, wild swimming, hot tubs, stargazing and time together across the estate. To protect the peaceful setting, we do not allow outdoor music, and outdoor areas must be quiet by midnight.

Can we book the Farmhouse and Treehouses separately?

Yes. Depending on the time of year and availability, Lakeview Farmhouse and the Safari Lodge Treehouses can be booked independently for smaller groups. For larger celebrations and gatherings, many guests choose exclusive private estate hire, giving their group sole use of the entire estate.

What is there to do during our stay?

There is plenty to enjoy without ever leaving the estate, including wild swimming in the private spring-fed lake, rowing, woodland walks, lakeside firepit and barbecue gatherings, sunset hot-tub sessions, stargazing beneath Exmoor’s dark skies, and yoga, Pilates or ball games on the games field. If you would like to explore further, North Devon’s beaches, surfing, coasteering, kayaking, paddleboarding, Exmoor hiking, mountain biking and horse riding are all within easy reach.

Do you provide catering or activities?

Longlands is a self-catering estate, giving you complete flexibility during your stay. If you would like a little extra help, we are happy to recommend trusted local suppliers including private chefs, hog-roast and barbecue caterers, pizza evenings, drinks suppliers, yoga instructors and outdoor activity providers who know the estate well.

For guests travelling by rail, Tiverton Parkway is the most convenient mainline station for direct services from London Paddington and Bristol Temple Meads, with private transfers available for the onward journey to the estate. For guests flying in, the nearest airports are Exeter Airport and Bristol Airport.

Are dogs welcome at Longlands Devon?

Yes. Small, well-behaved dogs weighing up to 10kg are welcome by prior arrangement. Lakeview Farmhouse can accommodate one small dog, while each Safari Lodge Treehouse can accommodate one small dog. Dogs must be kept on a lead once outside your private garden or lodge deck.

How far in advance should we book?

Many of our larger groups book 12–18 months in advance, particularly for summer weekends, milestone celebrations and wedding receptions. If you have a specific date in mind, we recommend getting in touch as early as possible to secure your preferred stay.

Is Longlands Devon VAT registered?

Yes. All accommodation prices quoted by Longlands Devon include VAT. For business customers booking creative offsites or company retreats, we provide a VAT invoice.
