On selected dates, Lakeview Farmhouse and the Safari Lodge Treehouses can also be booked separately for family holidays, celebrations and nature-led breaks in North Devon.
Is Longlands Devon available for exclusive private estate hire?
Yes. Longlands is available for exclusive private estate hire for groups of up to 50 guests. Your group enjoys sole use of Lakeview Farmhouse, the Safari Lodge Treehouses and our beautiful 18-acre private valley, giving you complete privacy throughout your stay.
How many people can stay at Longlands Devon?
Longlands can accommodate up to 50 guests across 21 bedrooms and 34 beds. Lakeview Farmhouse sleeps up to 20 guests, while our five Safari Lodge Treehouses sleep a further 30 guests. This flexible layout makes Longlands ideal for large family gatherings, milestone celebrations, creative offsites, company retreats, wellness retreats and micro-wedding receptions, with plenty of space for everyone to come together while still having their own private place to retreat to.
What occasions is Longlands best suited to?
Longlands regularly welcomes milestone birthday celebrations, multi-generational family gatherings, creative offsites, company retreats, wellness retreats, micro-wedding receptions, and hen, sten and stag weekends. If you are looking for somewhere your whole group can stay together in complete privacy, Longlands was designed for exactly that.
Do you accept hen, stag and sten celebrations?
Yes. Longlands welcomes well-organised hen, stag and sten groups looking for a relaxed private-estate stay rather than a high-energy party venue. Groups can enjoy private dining, activities, wild swimming, hot tubs, stargazing and time together across the estate. To protect the peaceful setting, we do not allow outdoor music, and outdoor areas must be quiet by midnight.
Can we book the Farmhouse and Treehouses separately?
Yes. Depending on the time of year and availability, Lakeview Farmhouse and the Safari Lodge Treehouses can be booked independently for smaller groups. For larger celebrations and gatherings, many guests choose exclusive private estate hire, giving their group sole use of the entire estate.
What is there to do during our stay?
There is plenty to enjoy without ever leaving the estate, including wild swimming in the private spring-fed lake, rowing, woodland walks, lakeside firepit and barbecue gatherings, sunset hot-tub sessions, stargazing beneath Exmoor’s dark skies, and yoga, Pilates or ball games on the games field. If you would like to explore further, North Devon’s beaches, surfing, coasteering, kayaking, paddleboarding, Exmoor hiking, mountain biking and horse riding are all within easy reach.
Do you provide catering or activities?
Longlands is a self-catering estate, giving you complete flexibility during your stay. If you would like a little extra help, we are happy to recommend trusted local suppliers including private chefs, hog-roast and barbecue caterers, pizza evenings, drinks suppliers, yoga instructors and outdoor activity providers who know the estate well.
Where is Longlands Devon?
Longlands is tucked away in an 18-acre private valley within the North Devon Coast National Landscape, formerly known as an Area of Outstanding Natural Beauty, and close to Exmoor National Park. Our peaceful location combines countryside tranquillity with easy access to some of Devon’s best beaches, coastal adventures and walking routes, making it an ideal base for groups seeking both relaxation and adventure.
How accessible is Longlands Devon from London or Bristol?
We regularly welcome guests from London, Bristol and across the South West. Longlands is accessible by road via the M5 corridor. For guests travelling by rail, Tiverton Parkway is the most convenient mainline station for direct services from London Paddington and Bristol Temple Meads, with private transfers available for the onward journey to the estate. For guests flying in, the nearest airports are Exeter Airport and Bristol Airport.
Why choose exclusive private estate hire instead of separate holiday cottages or a hotel?
When you book Longlands Devon, the entire estate is yours exclusively. No other guests. No shared spaces. No hotel atmosphere. No rushing between different venues. Just your group, your accommodation, your celebration and 18 acres of beautiful North Devon countryside to enjoy together.
The Farmhouse becomes the heart of the celebration for dining, drinks and spending time together, while the Safari Lodge Treehouses give couples, families and friends their own luxurious space to retreat to at the end of the day. It is this balance of togetherness and privacy that guests tell us they value most. Together when you want to be. Space when you don’t.
Are dogs welcome at Longlands Devon?
Yes. Small, well-behaved dogs weighing up to 10kg are welcome by prior arrangement. Lakeview Farmhouse can accommodate one small dog, while each Safari Lodge Treehouse can accommodate one small dog. Dogs must be kept on a lead once outside your private garden or lodge deck.
